Amendment C77 - General amendment and error correction
Current status
The Minister for Planning has approved the amendment and it now forms part of the Mount Alexander Planning Scheme following publication in the Victorian Government Gazette on 13 October 2016.
What the amendment does
The amendment makes corrections to the Mount Alexander Planning Scheme and implements outstanding recommendations from the Metcalfe Heritage Study.
Corrections to the Heritage Overlay (HO) schedule and HO planning scheme maps are predominately in Chewton, Golden Point, Metcalfe, and Barkers Creek.
56 properties are affected by corrections to the Heritage Overlay, or outstanding recommendations of the Metcalfe Heritage Study. The majority of these are corrections of errors in the implementation of the Metcalfe Heritage Study, and translation to the Mount Alexander Planning Scheme. These include:
• HO’s not mapped correctly;
• Heritage places listed in the schedule to the HO but not mapped;
• HO’s mapped with the incorrect HO number;
• HO’s mapped over the incorrect property; and
• Incomplete addresses for heritage places listed in the Schedule to the HO.
The amendment also rezones four privately owned properties from a public zone to the most appropriate zone, or to amend zoning that does not align with property boundaries, as follows:
Property Address |
Size of Land Parcel |
Current Zone |
Proposed Zone |
Reason for rezoning (former & current use, surrounding zones/uses, etc.) |
15 Symes Road, Harcourt Vic |
594m2 |
FZ & TZ |
TZ |
The zoning on the property does not align with the property boundaries. The land currently holds a dwelling and the parcel of land is sized appropriately for a residential zone. |
Symes Road, Harcourt Vic |
10980 m2 |
TZ & FZ |
FZ |
The zoning on the property does not align with the property boundaries. The land is currently vacant and is more suitably sized for a rural zone. |
95 High Street, Maldon Vic |
1214 m2 |

C1Z |
The Maldon Post Office was sold to a private owner approximately 15 years ago and was not rezoned in this process. Although privately owned, the post office is still operating. The Maldon Framework Plan (cl 21.03), and Maldon Retail Study both identify the site as being in the Maldon Town Centre. Given this and the C1Z directly opposite on High Street, the C1Z has been identified. |
13-21 Mostyn Street, Castlemaine Vic |

The old State Electricity Commission building was sold privately a number of years ago and was not rezoned in the process. The land is situated within a commercial district and is now used as a health clinic. |
